# Post-remediation mold clearance inspections

After mold remediation, a licensed assessor confirms the work was done to the plan and the areas are clean and dry, before walls are closed up or the job is signed off.

## What a clearance inspection checks

A clearance inspection checks that the remediation followed the work plan: the damaged materials are gone, the surfaces are clean, and the areas are dry. It gives you a written result for your records, your tenants, a buyer or HPD.

- Each area in the work plan, inspected visually for remaining growth, debris and dust
- Moisture readings on the remaining materials, to confirm they're dry
- Thermal imaging where it helps find damp spots
- Air samples when they're useful, compared with an outdoor sample taken at the same visit

## When to book it

Book clearance when the remediator says the work is finished and the areas are clean and dry, and **before** anything is rebuilt, painted or closed up. Once new drywall is up, nobody can see what's behind it.

## DEP filing for larger NYC buildings

For buildings covered by NYC Local Law 61 (generally 10 or more apartments, with mold jobs of more than 10 square feet), the assessor must file the post-remediation assessment with the Department of Environmental Protection within 7 days of completing it. We make that filing for you.

If the work was for an HPD mold violation, the clearance and the assessor's affidavit are part of the paperwork you'll certify to HPD. See [HPD mold violations](https://sbgenvironmental.com/hpd-mold-violations/).

## If an area doesn't pass

The report says exactly which areas need more work and why, so the remediator knows what to fix. Once it's done, book a re-check of those areas.

## Questions

### What is a post-remediation clearance inspection?

After remediation, a licensed assessor checks that the work was done to the plan and that the areas are clean and dry. For buildings covered by NYC Local Law 61, the assessor also files the post-remediation assessment with the Department of Environmental Protection within 7 days of completing it.

### How do I clear an HPD mold violation?

Fix the moisture source, have the mold removed by the right licensed professionals for your building, then certify the correction to HPD before the deadline on your notice, with the supporting documents. For Class B and C mold violations in buildings with 10 or more apartments, HPD asks for affidavits from both the licensed assessor and the licensed remediator, and HPD may reinspect.

### Do I need mold testing if I can already see mold?

Often not. Visible mold needs to be removed and its moisture source fixed whatever kind it is, and the EPA says sampling is usually unnecessary when growth is visible. Air testing is most useful when you smell mold but can't see it, when you need evidence for a landlord, buyer or insurer, or to confirm a cleanup worked.
